1. How far are you from the beach/sea?

Only 10 minutes’ drive (about 4.5miles/7km) from the closest beaches of Baia di Cornino and Lido Forgia.

There are several other small bays and beaches in the local area as well as the popular beach of San Vito Lo Capo. They are all 15-30 mins drive away, among them Baia Santa Margherita, Bue Marino in Macari and the beaches by the Scopello Tonnara.

Almost all of the beaches are free public beaches, some sandy, some pebble and some rocky beaches.
At several of them it is possible to hire sun loungers and parasols.

2. Is a car necessary or can I get around on foot?

Yes, absolutely.

By car you can easily reach the beach as well as the numerous attractions in the area.

By foot on the other hand you can get to the central square in Valderice, which is about 1.2miles/2km away. However you may regret your decision on your return as you will have to climb the hill which takes you to Brezza d’Estate (as we are situated at the top).

3. Do you have breakfast?

No, unfortunately not due to Brezza d’Estate being holiday homes.
However you have two easy options:

Prepare it yourself, any time you want, using the equipped kitchen in your apartment or…
Send someone down to one of the many local cafes to get graffe con ricotta (a sort of sweet ricotta stuffed doughnut), cornetti (croissants) and arancine (savoury fried rice balls with different fillings) while you relax in the shade of the veranda and enjoy your coffee…although watch out, the person sent to the cafe might take their time

4. Do you accept pets?

Sorry, but no.

5. What time can I check in? What time do I have to check out?

Although check-in time is from 2pm-10pm and check out time is by 10am we are quite flexible with arrivals and departures if the conditions allow and you let us know in time.

Our priority is airing out, deep cleaning and sanitising the apartments between one guest and another, and to do that we need time, especially if the departure and subsequent arrival are on the same day.

If you need to arrive earlier or leave later let us know in advance and we will try, within the limits of possibility, to satisfy your request. Depending on the season a supplement may be payable for this service.

Let us know with plenty of time if, for reasons related to flight or ferry times, you will be arriving after 10pm, so that we can set up either self check-in or organise personnel for your arrival

6. What is the best way to get there? By plane or boat?

It depends on the length of your holiday, the time of year you travel, and if you are travelling alone, in a couple or with your family.

For stays of less than a week it is probably more convenient to travel by plane and then hire a car at the airport. You can fly into Trapani’s TPS “Vincenzo-Florio” airport (see the destination map) which is 30km/ 18.5miles (30 min drive) away. Or otherwise into Palermo’s PMO “Falcone-Borsellino” airport (see map) which is 70km/ 43.5 miles (55 min drive) away.

For those travelling with their family and planning on staying more than a week in high season during July and August, then it is probably more convenient to arrive by ferry into Palermo from Genoa, Livorno, Civitavecchia, Naples or Cagliari (see ferries to Sicily) especially if you can take advantage of the discounts the ferry companies offer over winter.

If you want to travel light and/or hire a small car you can send your bags ahead to us and leave them to be picked up on your departure. We will make sure they are sent home to you along with any holiday purchases. Contact us for more info on this service.

7. Is someone available on site if I need them?

Although there is no reception on site, we live in the local area and are often about.

You might find us busy in the garden, or attending to minor maintenance jobs, or cleaning the apartments.

We will be there on your arrival. We’ll show you the apartment and give you any necessary information, help you organise any excursions and advise you on local eateries and dishes you should try.

When we’re not on site you can contact us by phone or on WhatsApp.

8. What are the apartments equipped with? Do I need to bring cookware or sheets?

No, you don’t need to bring these things from home, at least, not if you don’t want to!

The kitchens are equipped with all the necessaries: crockery, cutlery, glasses, cups, frying pans, saucepans, stove-top coffee makers and various cooking utensils. Electric kettles, liquidizers and more are available on request.

On arrival you will find: salt, sugar, coffee, oil, condiments, a bottle of water and toilet paper with which to start your holiday, after which you can buy more at any of the local supermarkets.

Included in the price is a weekly change of linens: sheets, pillowcases, a set of towels (bidet, face and bath towels) and table linen, as well as the apartment cleaning on departure.

For those who want it extra linen changes and apartment cleanings are possible on payment of a supplement. In the on site laundry room you can wash and iron your own things as you want.

Finally, we can also lend our guests beach umbrellas, and for families that require it we can provide: cots, bed guards, stair gates, high chairs and pushchairs.

9. Are there restaurants and supermarkets close by?

Yes, Valderice has various supermarkets and local restaurants, takeaways, and cafes come ice cream parlours come bakeries, where you can eat well at a reasonable price, and that are open late. We’ll recommend some to you.

Some businesses also offer delivery so you can eat out on the veranda if you don’t want to go out.

10. Do I need to pay a deposit? What if I need to cancel my trip?

Yes, for certain periods of the year a deposit of 30% of the total cost of your stay is required, payable by bank transfer, or debit or credit card.

The balance is due on arrival either in cash or by instant bank transfer, or debit or credit card.

The deposit may be refunded depending on he cancellation terms and conditions of the booking period chosen, which are given at the time of booking.

Booking direct with us, in a case of last minute cancellation, the deposit will not be refunded but ‘frozen’ , that is it will be possible to use it for future bookings either by yourself or it can be transferred for use by a friend or relative.

11. Do you only allow stays from Saturday to Saturday?

No, stays can start and end any day of the week.

The only condition is the minimum stay  which varies from 2 to 7 nights according to the time of year and apartment selected


La nuova area con piscina panoramica, realizzata in Maggio 2022, è aperta stagionalmente dal 1 Aprile al 31 Ottobre 2023.

E’ una piscina all’aperto, non riscaldata, con accesso gratuito per gli ospiti della struttura, fruibile nelle ore diurne dalle 9:30 alle 20:00. Nei mesi da Giugno-Agosto è prevista una chiusura dell’area piscina tra le 13:30-15:00, per consentire le operazioni di pulizia ed il riposo pomeridiano degli ospiti.

E’ una piscina senza un assistente bagnante, con una profondità massima costante di 140 cm con un’area dedicata ai bambini profonda 60 cm. I bambini fino ai 12 anni devono sempre essere accompagnati e assistiti dai genitori.
